TL;DR

Pricing your Airbnb isn’t a “set it and forget it” process. Staying competitive requires regular check-ins, data-driven decisions, and a willingness to pivot. This week, we spotted an opportunity to adjust our May rates—and that’s the kind of proactive pricing that keeps your calendar full.

Key Takeaways

  • Revenue management is key to staying competitive in your Airbnb market
  • Tracking REVPAR, occupancy, and ADR helps you know where you stand
  • Small adjustments can have a big impact on bookings
  • Regular reviews help you catch issues before they snowball

Think about WHY you love that TV show.

Think about how each actor fills their role. The words chosen by the writers for each character. A small gesture that a certain character does that makes you more invested in them and their story.

That’s all the small, detailed pieces of storytelling that make the bigger story so much richer. So much more compelling. It gives us so many more reasons to watch every week.

Data is exactly the same. It’s the tiny pieces of the story you MUST pay attention to, so that the bigger picture doesn’t become a general wash of generic nonsense.

Your DATA is your best friend.

Behind the Scenes: Weekly Revenue Meetings at Kozy Getaways

During a recent revenue review, this was no exception. We pulled up the numbers for each property and compared them to our local market data.

And here’s what we saw: An upcoming month was pacing a little softer than expected.

Instead of waiting for last-minute bookings (or worse—empty nights), we proactively identified units where we could reduce rates slightly to capture demand.

Because here’s the thing: pricing isn’t static. It’s dynamic. And the market is always shifting.

Why Tracking Metrics Like REVPAR, Occupancy, and ADR Matters

If you’re serious about running a profitable Airbnb, it’s not enough to list your property and hope for the best.

You need to know:

  • How your rates stack up against comparable listings
  • Whether your occupancy is lagging or leading the market
  • If your revenue per night is keeping pace with your goals

These metrics give you a clear picture of where you’re winning—and where you’re leaving money on the table.

Spotting Opportunities and Making Dynamic Pricing Adjustments

This week’s review showed us a gap.

Without that meeting? We might have missed it until it was too late to fix.

By tweaking rates proactively, we’re positioning ourselves to capture bookings before travelers book elsewhere.

Sometimes it’s about lowering rates slightly to fill a calendar. Sometimes it’s about holding steady or even increasing rates when demand is trending up.

The key is knowing when—and having the courage to act.

Why You Need a Revenue Manager (or Access to One)

I’ll be honest: revenue management can feel overwhelming if you’re trying to figure it all out solo.

That’s why I have a dedicated revenue manager on my team—and why I recommend every serious STR host get access to revenue expertise, even if it’s not full-time.

A great revenue manager isn’t just looking at your calendar. They’re watching the market. They’re spotting patterns. They’re bringing strategies you might not even know exist.

And that’s how you stay competitive.

Final Thoughts: Revenue Management Is an Ongoing Game

The market doesn’t stand still—and neither should your pricing strategy.
